Key Responsibilities:
• Develop detailed cost plans and BOQs for luxury project.
• Manage the tender process, analyze bids, and negotiate contracts.
• Monitor project costs, identify potential overruns, and implement mitigation strategies.
• Preparation of pre-tender estimate upon receipt of tenders or consultant’s revisions for the client.
• Evaluation of contractor’s claims and variation orders for reconciliation with the contractors.
• Prepare regular cost reports for clients and stakeholders.
• Ensure compliance with local regulations and building codes.
• Manage procurement, sourcing high-quality materials effectively.
• Collaborate with the project team to ensure timely and budget-conscious delivery.

Qualifications:
• Bachelor's degree in Quantity Surveying or related field (relevant experience may substitute).
• 7+ years' experience in cost management, with at least 3-5 years in Hi-end building or luxury villa construction in Thailand.
• Proven ability to manage complex budgets and schedules.
• Ability to work under pressure
• Expert knowledge of construction technology, materials, and local regulations in Phuket.
• Excellent communication, negotiation, and problem-solving skills.
• Fluency in English and Thai.
• Proficiency in relevant software (e.g., MS Office, cost estimation software).
